Investment sale of The Regent, Islington

On behalf of a private individual, specialist leisure investment adviser’s, Coffer Corporate Leisure, has completed the sale of the freehold interest in 201-203 Liverpool Road, Islington. The purchaser, a private investor, paid a consideration of £2.8million, reflecting a net initial yield of 3.25%.

201-203 Liverpool Road operates as The Regent Public House over ground and basement levels. The Regent is part of a 3-strong local pub company specialising in stone baked pizzas and craft beers, with a function room at basement level. The first floor comprises a luxury, self-contained 3-bedroom apartment which was sold with vacant possession. The apartment boasts a large roof garden with potential to develop a further 3-bedroom apartment.
